My buddy Dana signed a lease for a small hair studio over on High Street back in 2019, and it had the same kind of clause buried on page 4. She didn't catch it either, and about 8 months in he bumped her rent by $150 with a letter taped to her door. She tried to fight it but the lease literally said he could do it, so she was stuck paying it or breaking the lease and losing her deposit plus first and last month. She ended up staying the full year and moving to a spot in Clintonville where the owner locked the rent for 3 years. I would read that whole lease again real close, because sometimes the notice part has rules like it can only go up once a year or only by a certain percent. If it truly says he can raise it whenever with just 30 days notice, that is a rough spot and I would talk to a lawyer about whether that clause even holds up in Ohio. Sorry you are dealing with this, landlords who sneak stuff like that in are the worst.
