Bid by the hour or bid flat rate? My 60/40 split dilemma after a kitchen reno in Tulsa
I've gone back and forth on this for years. Last summer I bid a full kitchen remodel in Tulsa as a flat rate, $18,500. Customer loved the number, signed fast. But then the backsplash tile they picked was a nightmare to cut, and the old plumbing ate up two extra days. I ate the cost. This spring I bid the same type of job hourly and the homeowner kept asking why I was 'taking so long' even though I was right on schedule. He watched the clock and it made everything tense. Now I'm bidding a bathroom and I keep flip flopping. Do you mostly go fixed price to win the job, or hourly to protect your margin? Has anyone found a good middle ground, like a flat rate with clear change order triggers? Curious what actually works in the field, not just what the business coaches say.
