Had a cedar fence in Portland rot out in 3 years because we didn't seal the cut ends.

Oh man, that's rough! I learned that lesson the hard way too. My first fence project looked great for about a year and then totally gave up.

My buddy Steve in Austin built a privacy fence with those cheap pine boards from the big box store. He didn't treat the wood or anything, just slapped on some stain. It looked perfect until the first big rainstorm, then the boards started warping like crazy. By the next summer, whole sections were pulling away from the posts. He ended up having to redo the whole thing with cedar and proper sealant, cost him twice as much in the end.

Austin weather is no joke on untreated pine. I mean, just a stain with no sealant? That's basically asking for trouble. My neighbor tried that and his fence looked like a roller coaster after one season.
