The appraisal gap clause nobody warned me about in Austin
I put an offer on a 1950s bungalow in the Mueller area back in March and got outbid twice before realizing my pre-approval letter meant nothing without a gap strategy. Sellers in this market are picking offers that promise to cover $15k to $20k over appraisal, not just the listing price. I lost that third house because I only offered 3% over asking but the winner committed to a $25k gap in cash if the bank said it was worth less. My lender finally explained that in a hot zip code, the appraisal often comes in below what people are actually paying, so that gap number is the real battleground. Has anyone else lost a solid house on this exact clause or found a way to negotiate it down without going broke?
