TIL the hard way that a 'clean' home inspection report doesn't mean perfect. My inspector in Tampa missed a cracked sewer line under the slab. The quote to fix it is $15,000.

Yeah, "clean" report just means they didn't find anything... but they can't see inside the walls or under the concrete.

Still, how often is there actually something hidden in the walls? Feels like we're planning for a spy movie plot, not a regular home inspection. Most issues are pretty out in the open.

Laughing at myself because I spent three hours last weekend searching for a noise in my own wall, convinced it was a squirrel or worse, and it turned out to be a loose vent cover rattling against the drywall. So yeah, most of the time it's nothing dramatic, but that one time it's a slow leak or some wiring issue can really mess up your week. I'd rather feel a little paranoid upfront than get a surprise bill later. Have you ever had one of those "oops, wish I'd checked that sooner" moments with your own house?

My cousin in Phoenix paid for a sewer scope and saved herself a huge mess.
