Back in 2019 I'd try to stage a vacant house with a single sad lamp from my apartment, but now I rent a whole furniture package from a place in Tempe for $800 a pop because a buyer's agent once asked if the previous owner had been 'a minimalist or just a ghost'.

What's the weirdest staging feedback you've ever gotten that actually made you change your process?

What buyer ever said my staged house felt like a "polite hostage situation"?

That phrase actually came from a 2019 staging study in Austin. They found 12% of buyers felt a weird pressure to like the decor, @andrew_shah. It's like the house is performing for you and you can't hurt its feelings.

Honestly, that tracks. You walk in and the throw pillows are arranged just so, like they're holding their breath. You feel bad even moving a perfectly fluffed couch cushion because it might mess up the whole "vibe." It's like the house is a nervous date who made you a fancy dinner and you're afraid to say you don't like asparagus.

My aunt's staged condo just felt like a clean, empty apartment, not some high-stakes performance.
