Landlord in Phoenix told me to always get a signed scope before demo, saved me $800 on a flip
I was about to start tearing out a kitchen on a rental flip near 7th Ave when the owner said get the scope in writing first, and I did not listen until he showed me a $800 repair bill from the unit next door. Two weeks later the tenant claimed I damaged her countertops that were already cracked when I walked in, but I had photos and a signed sheet dated the same day. How do you all handle scope sign offs when the owner keeps pushing you to just start swinging the hammer?

I learned this the hard way on a duplex off Grand Ave back in 2019, tenant said I jacked up her bathroom vanity when it was already falling apart, cost me $600 out of pocket because I had zero paperwork and just took the owner's word that it was "all good, just go." Now I keep a stack of scope sheets in the truck and I make the owner sign before I even pull the pry bar out, no signature no demo. Owners hate it and call me slow but that $600 lesson was cheaper than the $800 one your landlord showed you. My move is I text them a quick list of what I'm tearing out and what's staying, then get a reply saying "approved" so there's a timestamp, because a verbal "yeah yeah just start" means nothing when a claim shows up two weeks later. It feels dumb and slow standing there waiting for a signature while they tap their foot, but I've been burned enough times that I don't care anymore.
