A guy at the parts counter in Memphis read my lease out loud and stopped on the word "sole"
He wasn't even helping me with the lease, I was picking up a water pump and complaining about my shop space. He said any time a landlord writes "sole discretion" next to repairs, ask them to add a clock to it, like 10 days. I went home and counted how many times "sole discretion" showed up in my lease. Four times. One of them was about whether my rent goes up. I wrote back asking for a hard number on each one and got two of them changed in an afternoon. Anybody had luck pushing back on that phrase without a lawyer?

Four times and one of them tied to your rent going up? Which two did they actually change, the rent one or the other two? Feels like that's the one worth fighting for.
