Found a renewal clause trick that saved me $300 on a warehouse lease

I was going through my warehouse lease in Columbus last month and spotted a renewal clause I almost missed. It said if I gave notice 90 days before the end date, the rent would stay at the same rate for another 3 years. My landlord never mentioned it, and I was about to sign a new deal at 8% higher. I sent the notice exactly 71 days early, but by certified mail with a receipt. The landlord tried to say my email didn't count, but the paper trail won. Have any of you ever found hidden renewal terms that the other side conveniently forgets to tell you about?
