Hot take: the half-done bathroom flip I walked through in Columbus used green drywall in the shower and I bet it's rotting right now
Went to look at a house on the east side of Columbus two days ago, seller's agent was calling it 'fully updated.' Framed out shower, no cement board, just that green moisture-resistant board screwed straight to the studs. No tape on the seams either. I popped my head in and could already smell that damp cardboard smell around the valve. Told the buyer I'd budget $6k to redo it because tile on greenboard in a wet zone fails every time. Agent got short with me and said it's 'builder standard.' Maybe it's just me but I would not trust that wall past a year. What would you have priced that fix at?
