Bought a moisture meter for $30 at Home Depot and it saved me from buying a house with a hidden leak in the crawlspace

The inspector missed it completely, but that little gadget showed the subfloor was 20% wetter than the rest of the slab, so I backed out of the deal and the seller had to disclose it to the next buyer anyways, has anyone else caught something a pro overlooked with a cheap tool?

The seller probably just listed it at a lower price and someone else bought it anyway lol.

Yo, I mean idk if that moisture meter is really doing all the heavy lifting. Like sure it caught something but maybe that leak was already pretty obvious if you were crawling around down there. House inspections are already a pain and honestly sometimes people just overthink it. A slightly wet subfloor on a slab doesn't automatically mean the place is falling apart either. Maybe it's just me but I feel like folks get a little too trigger happy backing out of deals over stuff that a good contractor could fix for a few hundred bucks. But what do I know, I still check my oil with the dipstick instead of a sensor so maybe I'm just old school.

Honestly that's a solid catch with a $30 tool. I've seen a few inspectors who just glance at the obvious stuff and miss the real problems hiding in plain sight. It's wild how something as simple as a moisture meter can save you from a nightmare that would cost thousands to fix later. The fact that the seller had to disclose it after you backed out proves that you probably saved the next buyer too, even if they never knew it. Ngl I'm thinking about grabbing one for my own place just to check around the bathrooms and kitchen before any major work. It's crazy how much trust we put in pros when a cheap tool can give you the real story.
