I finally stopped ignoring the county tax estimator on listings
I kept seeing these cute houses near Austin posted with the note that taxes are only estimates, figured it was just a disclaimer. Then I ran the numbers on a place listed at $310k and the actual levy from the last sale was $4,800 a year, not the $2,900 the site showed. That gap alone would've eaten my whole appliance budget, so now I cross-check the county cad before even booking a tour. Anyone else get burned by that difference or do you just trust the online figure?
