PSA: ask the seller to pay for a home warranty and use it in month 11, saved me $2,100 in Kansas City
When I bought my place in Kansas City last year, my agent said the sellers would cover a one year home warranty if I asked, and I almost skipped it because it sounded like junk. I asked anyway and got it for free in the deal, no cost to me at all. Fast forward to month 11, my water heater started leaking all over the garage floor. I put in a claim online and a plumber came out two days later. The part alone was around $900 and with labor the total came to about $2,100, and I paid a $75 service fee and nothing else. The trick is you have to file before the 12 months run out, because once it expires you get nothing. A buddy of mine waited a few weeks too long and paid the full bill himself. If your closing is coming up, have your agent write the warranty into the offer, it costs the seller a few hundred bucks and it saved me way more than that. Did anyone else actually use one of these before it expired, or did the company try to fight the claim?
This is the same thing as when I bought my last car and the dealer tried to sell me an extended warranty at the end, except in reverse. With houses the seller pays for it and you get the benefit instead of the other way around, which almost never happens in life. I've noticed that with anything involving a deadline, the people who wait always lose and the people who stay on top of it win. Like my sister waited until the last day to book flights for Thanksgiving and paid double, or my neighbor filed his tax return in April and missed a credit he could've gotten in February. Time limits are where money hides, and the warranty thing is just another version of that.
