Showerthought: I was dead set on skipping the home inspection until a guy named Ray walked my basement in Dayton
I kept telling my agent an inspection was just $450 down the drain on a house I already loved, since it was built in 1997 and looked fine. Ray spent two hours in that basement and pointed his flashlight at a hairline crack near the floor drain, then said "that's not settling, that's water pushing from outside" and showed me the stain ring I had walked right past twice. Turned out the whole east wall needed re-grading and a new sump, about $6,800, and the seller dropped the price by $4,000 when our report came back. Now I tell everyone I know to pay for the guy with the flashlight, not the guy with the listing photos. Has anyone else had an inspector catch something the seller's disclosure conveniently left out?
