Met a buyer at an open house who brought their own inspector.
I was showing a place near downtown, and this guy shows up with his own inspector before even seeing the inside. Inspector found a hairline crack in the foundation slab that a regular walkthrough would have missed. Has anyone else had a buyer bring an inspector to the first showing?
Well now, that is a smart buyer. I had something similar happen a few years back when I sold my old place. A couple brought their own inspector to the second showing and he found a small drainage issue near the foundation that I never even knew about. Ended up being a quick fix with a French drain, but it saved them a lot of headache down the road. I honestly think more folks should do it, especially on older homes where things can hide in plain sight.
