Warning: I almost lost a $15,000 deal because I skipped the pre-listing walkthrough
Last month, I got a hot lead for a condo flip in Tampa and was rushing to get the listing agreement signed. I figured the photos from the owner were good enough, so I didn't do my own walkthrough before sending over the marketing plan. When I finally saw the place, the kitchen had a major leak under the sink that wasn't in the pictures, and the whole wall was soft. The seller hadn't mentioned it, and my proposed price was way off. I had to redo all my numbers and the comps in a single night to keep the client from walking. Has anyone else been burned by trusting a seller's info too much?

Wait, the wall was actually soft? That's terrifying! You can't trust photos at all, they hide everything. I'd be up all night redoing comps too, what a nightmare.

Photos lie all the time, not just in real estate... it's the same with food ads and social media pics. Everything gets polished until it's not real anymore. Makes you wonder what you're actually seeing.
