I finally see why my neighbor's backyard gets flooded and mine doesn't

Last week my neighbor Bill showed me his French drain setup after our 3 inch rainstorm, and he said "the grade is everything, not the soil," and now I'm rethinking the whole slope on my patio, has anyone else had a chat that completely changed how they look at their own yard?
