Am I the only one who thinks peel and stick tile beats real grout in a rental?
I put real ceramic tile in my first rental bathroom back in 2021 and spent 3 weekends on it. Last month I did my second unit with peel and stick groutable vinyl tiles and finished in about 6 hours for $85. The difference is not even close for a place I do not own. Real grout looks better in photos, but my tenant's kids flooded the floor twice and the vinyl just came up and went back down. With ceramic, one cracked tile means chipping out grout and matching a dye lot that never matches. For anyone who has done both, what did you do about the edge where the vinyl meets the tub?
Peel and stick over a slab can still let water sneak under the edges if the tub caulk line fails, so the vinyl coming up clean after a flood only works if it wasn't glued down hard yet. For the tub edge you want a bead of 100% silicone, not the cheap latex caulk, and press the tile tight before it skins over. Leave a small gap between the tile and the tub and fill that gap with the silicone so the tub can move without cracking the seam. A caulk strip alone pops loose in a wet spot within a year.
