A guy at the title office in Dayton said 'nobody ever feels ready, they just sign' and I can't stop thinking about it
I was sitting in the title office in Dayton last Tuesday waiting on my closing papers when this older guy next to me started chatting. His wife had just passed and he was selling the house they bought in 1987 for $62,000, and he said they almost backed out at the table because the whole thing scared them. I asked how they got past it and he just shrugged and said nobody ever feels ready, they just sign and figure it out after. Here I am with my $8,500 saved up, pre-approved for $210k, and I've been waiting almost two years for some magic feeling that it's the right time. I keep reading forums and watching rates and telling myself I need more in savings or a better job or whatever. But this guy and his wife raised three kids in a house they probably weren't 100% sure they could afford either. It kind of hit me that the waiting itself might be the actual risk, like rents keep going up while I sit here. Did any of you have a moment where you just stopped waiting and signed, or did you have a real checklist you finished first?

Man, that title office guy basically handed you the whole answer for free and you already know it. Two years of waiting is two years of rent money gone, and that $8,500 was never gonna magically turn into $30k while you sat there watching rates go up and down. The scary part isn't signing, it's that there's no moment where you suddenly feel like an adult who owns a house, you just do it and become one.
