Pro tip: I walked through an open house in Austin last Saturday and noticed the light switches were all warm
I went to an open house in Austin last Saturday, just to get a feel for what $340,000 buys right now. The place looked fine on the surface, fresh paint and new floors. But when I flipped a light switch in the hallway, the plate felt warm. I checked a few more and two of them were warm too. I asked the seller's agent about it and she said it was probably just the sun hitting the wall. I used to do small electrical work with my uncle, so I know warm switches usually mean loose wires or too much load on the circuit. I ended up passing on the house, but it made me think about how easy it is to miss stuff when you only look at the pretty parts. Has anyone else run into a house that looked great but had little clues like that? What did you do?

Learned this the hard way at a place in Round Rock back in 2019. The master bedroom had this faint musty smell that the staging candles mostly covered up, and when I pulled back the corner of the carpet near the closet the pad was damp and dark. Turned out the shower pan had been leaking for years and the seller painted right over the water stains on the ceiling below. I walked away too, but it bugs me that I almost missed it because the kitchen had those fancy quartz counters. Staged houses are basically makeup on a problem, you have to poke around the ugly spots.
