Warning: I thought a home inspection was just a formality until ours found a beehive in the attic
Our inspector in Austin, Frank, pointed out a faint buzzing sound and found a colony the size of a basketball behind some insulation. I was sure he was just being dramatic, but the removal cost $800 and saved our ceiling from major damage. Has anyone else had an inspection find something totally wild like that?

Our last inspection in Phoenix found a slow leak under the kitchen sink that had rotted part of the subfloor. I always saw it as a checkbox too, but that was a four thousand dollar catch. Like @jackson.max said, you're really paying for their eyes, and I get it now. That beehive story is just crazy.

Man, that is a SERIOUS win. Our guy found a crack in the foundation drain tile that was basically a slow-motion flood waiting to happen. It sounded like nothing, but the fix was like five grand. That buzzing sound Frank caught is next level though. Makes you realize how much you're paying for their ears and eyes, not just the paper report.
