Switched from MLS listings to direct seller outreach for 3 months and my close rate jumped from 1 in 20 to 1 in 8
Turns out cold calling homeowners who haven't listed yet gives way better leads than fighting over the same expired listings everyone else is grabbing, has anyone else seen better results skipping the MLS circus?

Dude, isn't it wild how everyone fights over the same crusty expired listings? I did the same switch about a year ago. Cold calling homeowners who haven't even thought about selling yet changed everything for me. My numbers went from maybe 1 in 25 to closer to 1 in 6. You get way less competition and the leads are just better because these people aren't burned out from talking to five other agents already. Plus you can catch them before they ever sign a listing agreement, so you control the whole conversation from the start. It's a totally different game once you get past the fear of making those calls.

Honestly I was one of those people who thought expireds were the only way to go for a while lol. But you make a solid point, getting to them before they're all jaded from other agents makes so much sense. Might have to give that a shot.
