Try putting the late fee right in your first contract. Makes it super clear upfront and cuts down on the back and forth later.

Bringing the survey is a good move, but what if the neighbor just says it's wrong? I've had guys point to their own faded markers or old fences like that proves something. Isn't it crazy how people dig in even when you show them the paper? You might need to call the city out to mark it with stakes they can't move. That usually shuts things down for good.

inA phishing email that fooled me at first glance now has me checking every link twice
Manually typing URLs can still trip you up if the phishing site uses homograph attacks... like replacing letters with look-alike characters from other alphabets. I've seen fake sites where the 'a' is actually a Cyrillic 'а' that looks identical in most fonts. That paranoia might make you miss other red flags in the email itself, like weird grammar or urgent language.
