Hot take: home inspection reports are either overhyped or a total lifesaver

When I bought my first place in Orlando last spring, my inspector flagged a small crack in the foundation. I was skeptical, figured it was just a cash grab to upsell me on a structural engineer. But my dad (who's flipped 3 houses) pushed me to get a second opinion, turns out it was a $4,000 fix waiting to happen if ignored. So now I'm stuck wondering: are inspection reports mostly scare tactics, or do they actually save you from dumb mistakes? Anyone else regret ignoring something their inspector pointed out?

I read somewhere that most inspectors are legally required to flag literally everything because if they miss something, they get sued. Makes sense but also explains why half the stuff in my report felt like they were just covering their ass. A pipe burst six months later too, now I always ask for photos.

That crack you mentioned is exactly what changed my mind. Bought a 1950s bungalow a few years back and the inspector pointed out some old galvanized pipes. I rolled my eyes, thought he was just being thorough. Six months later a pipe burst behind the wall and I was out $1,800 in drywall and plumbing work. I still read reports with a grain of salt, but now I actually take pictures of whatever they flag and look at it myself later.

Yeah exactly, the photo thing is key. I started keeping a folder on my phone labeled "house bullshit" with pics of every flagged thing plus the date. Makes it way easier to track what's actually getting worse versus what's just the inspector covering his ass.
