The realtor who told me to skip the home inspection saved me $400 and cost me way more

A guy I know was buying his first house last spring in a small town near me. The seller's realtor kept saying the place was 'move-in ready' and that inspections were a waste. He listened to her, skipped it, closed the deal. Ended up finding out the electrical panel was a fire hazard and the roof had three layers of shingles. Took him 6 months and $12,000 to fix stuff. Has anyone else heard bad advice like that from someone who should know better?

Read this thing online about a guy who bought a house in Florida where the seller pushed him to skip the inspection. Turned out the whole place was wired wrong and the AC was duct taped together. Cost him like $18,000 to fix everything and the seller just disappeared after the closing. That's the thing with realtors, they're trying to close the deal not make sure your house is safe. I had a friend who listened to a realtor about skipping the sewer scope and ended up with a collapsed pipe that cost $8,000 to dig up. Always get your own inspector, never go with the seller's guy or skip it. It's literally the only chance you have to find hidden problems before you're stuck with them.

Man that Florida story is wild but honestly it kinda makes me wonder about tracking down sellers after closing. Like nobody talking about how easy it is for them to just vanish into thin air once the money hits their account. I read somewhere that some states have laws about that but they barely enforce it unless its fraud. So even if you find the guy what are you gonna do drag him to small claims court and hope he shows up? The whole system is set up to protect the seller not the buyer.
