The 'package deal' lie that almost cost me a duplex sale in Phoenix

I kept hearing that bundling a buyer's agent commission into the sale price was the way to go here in Phoenix. But after losing out on 2 offers where sellers just saw a higher number and bounced, I tried offering a flat $3000 commission credit instead. It got me a signed contract within 3 days on a duplex near Glendale. Anyone else run into sellers getting spooked by big package numbers like that?

My buddy out in Mesa tried that package deal stuff on his house last spring. He ended up stuck for four months because buyers would see the total and just walk. Finally he switched to a straight $2,500 credit and had three offers in a week. The first couple he showed it to were relieved because they could actually wrap their heads around a small flat fee instead of a vague percentage baked into the loan. Worked out so well he closed in 30 days flat.

The people who bought said they liked knowing exactly what they were getting upfront without having to do math on some hidden fee. It's wild how something that small can totally shift a buyer's mindset.
