Ugh, that's the worst! I mean, our inspector totally missed a cracked heat exchanger that cost us almost five grand right after we closed. It feels like they just check the easy stuff sometimes. Maybe it's just me but I don't trust any of them now. You're definitely not alone in that nightmare.

Come on now, they can't tear the whole house apart. They're there for a visual check, not to predict the future. A heat exchanger crack could have been fine the day they looked and failed the next week. Expecting them to catch every single thing is just setting yourself up to be mad.

Tell me about it. My buddy bought a place last year and the inspector said the roof was fine. First big storm, water starts dripping right into the living room. Turns out the whole flashing around the chimney was totally rotten. That was a surprise six thousand dollar fix he wasn't planning on at all. It really does make you wonder what they're actually looking at.
