Showerthought: I was using the same generic listing description for every property in Cleveland until a buyer pointed it out.
After showing a renovated 1920s duplex for the 4th time, the potential tenant asked me, 'So, what's actually different about this one?' and I realized my copy was making every place sound identical.

Yeah, my friend had a buyer call her out for that. She said every listing had the same "cozy charm" line.

It's easy to miss the real details. For that duplex, maybe the copy didn't mention the original built-in bookshelves in the living room or the new skylight in the kitchen. Those aren't in every 1920s unit. The tenant was right to ask. Generic words like "charm" just fill space without saying anything true. You have to point to the actual tilework or the view from the back porch.

That's the kind of wake-up call we all need sometimes. My own listings probably had a "unique character" epidemic for a solid year. You just get into a rhythm copying and pasting, and suddenly every house has the same soul. That tenant did you a favor, honestly. Makes you actually look at what's in front of you instead of the template in your head. What did you end up changing the description to for that duplex?
