I was complaining to an older agent named Carol about a deal that fell through because the buyer noticed some water damage I missed. She told me she always brings a moisture meter and a flashlight to every single showing, even if the house looks perfect. I bought a $40 meter from Home Depot the next day, and it already caught a leak behind a bathroom wall in a listing near Glendale. Has anyone else added extra tools to their routine that saved them from a bad situation?

You ever tried using a cheap infrared thermometer too? Catches cold spots that hint at moisture before it's even visible.
