Yeah, definitely go with a specialized lender over a traditional bank if you don't have standard T4 income. The big banks just don't know how to underwrite our files properly without jumping through a million hoops.

Buildertrend vs Nektar for independent construction managers?

Seconding this take. Buildertrend's homeowner portal is its main selling point in my opinion. If you don't need clients logging in to pick out cabinet hardware and approve change orders, you're paying for a lot of bloat you won't use. Nektar is much better suited for actual field management and task coordination.

Teaching taping and mudding to a kid right off the bat is asking for a mess, like what @dakota_miller93 described. Start with letting him measure walls and mark cut lines, that's way less chaotic. Once he gets the hang of using a T-square and utility knife under your watch, then move on to hanging the sheets themselves. Safety goggles and a dust mask are non-negotiable, drywall dust is no joke. The mudding part can come later, after he sees how the pieces fit together cleanly. It keeps him involved without turning your bathroom into a disaster zone.
